Why Ground-Up Development Isn’t as Risky as You Think—When Done Right

For many investors, the words “ground-up development” can raise questions. Is it too speculative? What if construction delays impact returns? Isn’t it safer to invest in something that already exists?

With our Bryan project, we’ve scheduled construction for late Q3 2025, giving us the ability to:

  • Lock in key contractor relationships early
  • Build during a time when demand in Bryan is projected to rise
  • Enter the market with a new product when existing inventory is limited

Rather than overpaying for assets in overheated markets, we’re creating value through disciplined, market-aligned development.


4. We’re Not Just Buying Equity—We’re Creating It

Stabilized properties often sell at a premium, making it difficult to generate attractive returns without significant rent growth. Ground-up development offers the opportunity to create equity from day one.

With careful budgeting and construction management, our Bryan project is projected to:

  • Be delivered below replacement cost
  • Stabilize at a cap rate favorable to investors
  • Offer both preferred returns and long-term appreciation

The moment this project stabilizes, its value will likely exceed the total development cost—a key benefit for investors looking to build wealth efficiently.
